Management is one of Locum’s core activities. Locum managed 2.1 million square metres TFA, primarily premises for healthcare purposes. Premises for the provision of healthcare differ from commercial and residential premises. The technical installations are extensive and the floor space is usually in continuous use, 24-hours a day, all year round. It must also be possible for these premises to be adapted continuously for changes in the way healthcare is provided, without disrupting ongoing activities.
Four unitsThe Management business area is organised into four units: University Hospitals, Emergency Care Hospitals, Community Healthcare and Operation Management. The operation management unit is responsible for the procurement of management contracts for the hospitals, as well as monitoring the performance of the contractors.
The manager is responsible for all contact with the customers and tenants. There are specialists to support the manager in areas such as operation management, technology, energy, safety and procurement, which will be called on as required. The manager initiates project teams in connection with conversions, new builds and extensions.
Largest tenants Six tenants had rents exceeding SEK 50 million in 2010. The 11 largest tenants combined accounted for 88 per cent of the rental income in 2010, or SEK 2,071 million. Of the total rentals, 85 per cent were from activities under the direction of the County Council. The remainder was related to municipalities, organisations and private companies, primarily healthcare providers working on behalf of the County Council.
The largest tenant is the Karolinska University Hospital located in Solna and Huddinge. Among the larger tenants, there are also private care providers such as Capio S:t Görans Hospital AB and Aleris AB. The private healthcare businesses are generally financed publicly by means of healthcare contracts with the County Council. These properties are managed and leased on the same terms and conditions as other hospitals.
